End of Tenancy Carpet Cleaning in Essex
This was one of many end of tenancy carpet cleaning jobs we carry out across Essex, but this one stood out. Interestingly, the job was actually booked by a tenant who was moving into the property, not out.
After meeting with the letting agent the day before, we were told the carpets had already been cleaned by another company. However, after a quick inspection, it was clear the carpets were still heavily soiled and far from professionally cleaned.
The previous company had cleaned a 5-bedroom house for just £120 — a price that simply doesn’t allow for the time, equipment, or processes needed to achieve a proper deep clean. We explained that our service would take a whole day involve a full multi-stage process for each room.

The Condition of the Carpets
Despite being “cleaned” the day before, the carpets were still visibly dirty, with heavy traffic areas, embedded grime, and dull fibres throughout the property.
The stairs in particular showed clear signs of deep soiling, and throughout the rooms there was a build-up of embedded dirt that standard cleaning simply hadn’t touched.

Our Professional Carpet Cleaning Process
To restore the carpets properly, we followed our full deep-clean system:
1. Industrial Vacuuming
We started with a twin-motor professional vacuum, removing as much loose dirt and debris as possible from deep within the pile.
2. Targeted Pre-Spray Treatment
A specialist cleaning solution was applied, carefully selected based on the carpet fibre type. This breaks down oils, dirt, and contaminants bonded to the fibres.
3. CRB (Contra Rotating Brush) Agitation
Our CRB machine worked the solution deep into the carpet fibres, right down to the base.
This stage is crucial — it lifts embedded dirt, dust mites, and compacted debris to the surface.
The “fluff” you can see in the images is actually deep-rooted dirt being pulled out — something standard cleaning simply doesn’t achieve.
4. Heated Extraction Cleaning
We then carried out a full hot water extraction clean, removing:
- Dirt and grime
- Cleaning solution residues
- Bacteria and allergens
This process also restores the carpet to a neutral pH (around pH 7), making it safe for children and pets.
5. Grooming & Finishing
Carpets were reset and groomed for an even finish and quicker drying.
6. Drying Process
The tenant was advised to leave the heating on overnight to assist drying. By the following afternoon, the carpets were completely dry.
